After review of case FDP-22-03, a final development plan for Cypress Creek, a portion of the property located between 167th Street and Madison Road just north of Gardner Edgerton High School, dated February 7, 2022, and staff report dated March 28, 2022, the Planning Commission approves the application as proposed, provided the following conditions are met:
- Approval of deviations as presented upon acceptance, by staff, of revised plan documents reflecting the approved deviations;
- Provide a master house plan layout to avoid adjacent lots having the same floorplan;
- Provide a 30’ access easement along the southwest side of the floodplain with connections to the northeast side to accommodate a public trail, per the Parks Department recommendations; and
- Provide street trees along both Madison Street and 167th Street where allowed by utilities
