POPULATION GROWTH

Located on the southern edge of Johnson County, the  City of Gardner is growing at a faster rate than the county as a whole and is projected to continue this trend with an average growth rate of 1.3%  through 2040, independent of outside influences or stimuli.* 

 PROXIMITY TO RAILWAY HUB

Gardner is located on the eastern edge of the BNSF Railway's Logistic Park, which is forecast to generate demand for up to 15 million square feet of warehouse space, employing thousands of full-time workers. It is anticipated that an additional 1,600 to 2,100 housing units will be needed for the workers along with 480 acres of commercial development to support the growing population and demands related to the intermodal facility. *

 NEARBY INDUSTRIAL AIRPORT

Situated on 2,500 acres just north of Gardner's city limits, New Century AirCenter/industrial area generates a $1 billion annual economic impact on the Kansas City Metro Area. Nearly 5,000 workers are employed by the 63 resident businesses, occupying over three-million square feet of office and industrial space at this facility.

 LOCATED ALONG I-35 CORRIDOR Gardner's two major interchanges off of I-35 at 175th St./US Hwy 56 and 191st St. offer excellent visibility and accessibility for commercial development. 
 QUALITY OF LIFE

Gardner offers a wide range of leisure opportunities, recreation facilities and parks including the Aquatic Center and Celebration Park, which play host to many outdoor sports leagues, tournaments and outstanding special events each year.

Additionally, Big Bull Creek Park, currently in the planning stage, will occupy nearly 2,000 acres just west of Gardner and will be the largest regional park in Johnson County when completed.

 EXCELLENT SCHOOL SYSTEM Gardner Edgerton USD 231 is an award-winning school district and was named a 2011 Blue Ribbon School District. With approximately 5,800 students, it is one of the fastest growing school districts in the State of Kansas.
